Do I need a permit for my kitchen remodel?

It’s true, most kitchen remodels need permits. If you move walls, rework plumbing, add circuits, or touch HVAC – expect to pull permits. However, light cosmetic work like painting, swapping cabinet hardware, or a simple backsplash usually does not. When in doubt, ask your contractor and your local building department. If you’re planning a full kitchen remodel, assume permits are part of the plan.

Why permits matter

Permits protect you. Inspectors check life-safety, structure, electrical, plumbing, and ventilation. That means fewer surprises later. See how permitting fits into the overall schedule in What to Expect with a Kitchen Remodel and the timeline ranges in How Long Does a Home Remodel Take?

What happens if you skip them

Unpermitted work can trigger fines, failed inspections when you sell, higher insurance risk, and costly tear-outs. However, the biggest risk to unpermitted work is safety. Permits exist to keep you and your home safe from electrical fires, structural collapse, and much more. Reputable contractors don’t skip permits – they manage them for you. We cover this in our FAQ.

Permits you may need

Every city is different, but most kitchen projects require some mix of:

  • Building/General construction – for layout changes, new openings, or structural work. See overall steps in Our Process.
  • Electrical – for new circuits, lighting, outlets, or service upgrades. Covered in the trades section of What to Expect.
  • Plumbing – for moving sinks, dishwashers, or adding lines. Also outlined in What to Expect.
  • Mechanical/HVAC – for new venting, make-up air, or duct changes. See permitting checkpoints in How Long Does a Home Remodel Take?

If your scope is mostly finishes – cabinets in the same layout, counters, tile, paint – your jurisdiction may not require permits. Confirm locally.

Structural changes and open concepts

Opening a kitchen often means modifying a load-bearing wall. That calls for engineering, a building permit, and inspections. Budget and timeline impact

Permits add planning time and fees, but they reduce rework. Get a realistic picture of cost ranges in How Much Does a Kitchen Remodel Cost?. For schedule expectations – including design, selections, permitting, and build – review What to Expect and How Long Does a Home Remodel Take?.
